The longer view

Four years ago, in August 2022, the Bury average was £219,300. It has risen by £23,807 since then, or 10.9%. Prices dipped in early 2023 and stayed roughly flat until the middle of 2024. They have climbed steadily since.

Read the figures with care

  • It is a mean average, not a median. A few expensive sales can pull it up. The typical home in Bury may well sell for less than £243,107.
  • The latest month is provisional. Land Registry revises it as late sales are registered. This release cut Bury’s July average from £242,437, the figure we reported in September, to £242,125.
  • The index is adjusted for the mix of homes sold, so a month with lots of detached sales does not skew it. It is a better guide to the market than raw sale prices.

What it means for you

  • If you are selling, the market in Bury is still rising, but slowly: about £555 a month on the average home over the past year.
  • If you are buying a first home, terraces remain the main way in, at £202,870 on average. Flats are cheaper and have not risen at all in a year.
  • If you want to know what your street sells for, recent individual sales are on our Bury house prices page, drawn from Land Registry’s price paid data.
